Economic Development & Project Development

Theresa Skaine has been a leading force in economic and project development in the region. In this area, she shepherds clients through all aspects of the necessary processes which can involve working with local economic development agencies, finding appropriate sites and gathering teams of consultants. She views economic and project development as an opportunity to work with companies and municipalities to create economic growth for our communities. Highlights of Theresa's experience include:

• Representation of the Luther Forest Technology Campus EDC in connection with the development and daily operation of the Luther Forest Technology Campus
• Negotiation of utility contracts for electric and gas power and water, sewer and telecommunication infrastructure, and of agreements between developers and general contractors, architects and engineers
• Negotiation and implementation of real estate related transactions including land sales, grants of easement rights and coordination of shared property rights among multiple parties
• Management of funding contracts with various New York State entities

Real Estate

We assist clients in all aspects of a given project, from initial site acquisition through the land use planning and governmental approval process, to financing and management. In addition, we counsel clients relating to leasing activities and other transactions that support owners and developers of all kinds of real estate projects, large and small.

Non-Profit

Theresa Skaine has years of experience creating non-profit groups and acting as legal advisor to those groups as they grow. She has had the honor of assisting New York State tax-exempt organizations of all sizes and in all areas of mission. Her representation of non-profit organizations includes creation, bylaw drafting, obtaining and maintaining 501(c)(3) designation from the IRS New York State Attorney General reporting, negotiating, drafting and reviewing legal contracts, handling real estate transactions, assistance with obtaining grants and assistance with regulatory filings with State and Federal agencies.
